CASH SALES CHECKLIST

DOCUMENTS NEEDED FROM THE SELLER…

  1. ID document of seller
  2. ID document of spouse 
  3. Marriage certificate NOTE: if client is married customary and doesn’t have a marriage certificate, they will have to go and register the customary marriage at Home Affairs and get a marriage certificate
  4. Original title deed NOTE: if seller is not in possession of original title deed, explanation as to where it is (e.g. lost, held by financier, held by City) and copy if available 
  5.  Recent rates account (not older than 3 months)
  6. Contact number of seller

DOCUMENTS NEEDED FROM THE PURCHASER…

  1. ID document of purchaser
  2. ID document of spouse 
  3. Marriage certificate NOTE: if client is married customary and doesn’t have a marriage certificate, they will have to go and register the customary marriage at Home Affairs and get a marriage certificate
  4. Documentation in support of cash sale (sale agreement, affidavit, street committee letter etc.)
  5.  Proof of income NOTE: unemployment affidavit, payslip, SASSA letter
  6. Proof of address of purchaser
  7. Tax number of purchaser

DECEASED ESTATE CHECKLIST

  1. ID document of deceased
  2. Death certificate
  3. ID of spouse of deceased
  4. Marriage certificate of deceased NOTE: if client is married customary and doesn’t have a marriage certificate, they will have to go and register the customary marriage at Home Affairs and get a marriage certificate 
  5. Masters Letters of Authority – if estate has already been reported at the Master
  6. ID of person appointed as Masters representative – if this is the spouse then there is no need for this
  7. Original title deed NOTE: if seller is not in possession of original title deed, explanation as to where it is (eg lost, held by financier, held by City) and copy if available
  8. Certified copy of J192 (next of kin affidavit)  NOTE: we will request this from the Master
  9. ID documents of all heirs who stand to inherit in terms of J192
  10. ID documents of all spouses of heirs who stand to inherit in terms of J192 and marriage certificates
  11. Recent rates account (not older than 3 months)
  12. Proof of income of Master’s representative
  13. Tax number of all heirs who stand to inherit in terms of J192
  14. Proof of address of all heirs who stand to inherit in terms of J192
  15. Original Will (if applicable)

FLISPS CHECKLIST

  1. ID of purchaser
  2. ID of spouse 
  3. Birth certificates or ID documents of dependants
  4. If dependant is over 18 years of age, an affidavit confirming they are financially dependent on the purchaser
  5. Marriage certificate of deceased NOTE: if client is married customary and doesn’t have a marriage certificate, they will have to go and register the customary marriage at Home Affairs and get a marriage certificate 
  6. Final Order of Divorce (if applicable)
  7. Proof of income (both spouses)
  8. Deed of sale
  9. Original title deed
  10. Bond approval/quotation
  11. Signed and completed application form

DIVORCE CHECKLIST

  1. ID of person receiving the property in terms of the divorce
  2. ID of ex-spouse
  3. Marriage certificate
  4. Final Order of Divorce (may or may not include a Consent Paper)
  5. Original title deed NOTE: if client is not in possession of original title deed, explanation as to where it is (e.g. lost, held by financier, held by City) and copy if available
  6. Recent rates account (not older than 3 months)
  7. Proof of address
  8. Tax number
